Eventually reached out to TARN after seeing some of their completed projects and had a site visit booked within a few days. The initial survey was thorough - they explained the party wall process, what the structural engineer would need to sign off on, and gave a realistic timeline rather than telling us what we wanted to hear. Planning and party wall agreements took a while, which they warned us about upfront, so no surprises there. Once work actually started it moved at a good pace. From excavation through to the final fit-out with bathroom, utility area, and a large open room, it took around five months. The finished basement feels solid and dry, and having that extra square footage has changed how we use the house completely.
had water pooling in the old cellar every winter, like properly wet not just damp. the walls were crumbling in one corner and you could smell it from upstairs when the heating was on. got them in to look at it and they said the only real fix was a full excavation and tanking rather than just patching it. they dug down about 800mm to get proper ceiling height, poured a new slab with membrane underneath, tanked the walls and put in a sump pump as backup. that was last november and weve been through a full winter now with zero moisture, walls are bone dry. the sump hasnt even kicked in yet
